Cape Coral, FL real estate: buy or sell with a local AXEN agent

Cape Coral is a canal city, and not all canals are the same. Saltwater canals reach the Gulf. Freshwater canals do not. Much of the city north of Pine Island Road is still being switched from well and septic to city water and sewer, and that switch comes with an assessment and a hard connection deadline. Your seawall is your problem, not the city's.

Buying

What should you know before buying a home in Cape Coral?

Cape Coral has saltwater canals with a boat route to the Gulf and freshwater canals with none, so get the canal type in writing. If the home is on a canal, you own and pay for the seawall. Homes near new water and sewer lines must connect within 180 days of the city's notice.

The rules that apply everywhere in Florida are on the Florida page. These are the Cape Coral details that trip people up.

Get pre-approved →
  1. Saltwater canal or freshwater canal. The city has more than 400 miles of canals, split between saltwater canals with Gulf access and freshwater canals with none. A freshwater canal home has the water view and the dock, but no boat route to the Gulf. Get the canal type confirmed in writing.
  2. You own the seawall. City code requires a seawall on canal frontage, built and maintained at the owner's expense. Repair and replacement need a separate city permit with environmental and zoning sign-off, not just a structural review. Budget an inspection.
  3. Know your utilities extension phase. North 2 is finished. North 1 West is substantially complete with availability letters sent. North 1 East assessment resolutions were approved in November 2025 with work expected to run about two years. North 3 is in design, and North 5 and 6 are still in study.
  4. The connection clock is real. Developed property next to new water and sewer has to connect within 180 days of the Notice of Availability letter, and the septic tank must be collapsed and abandoned within 90 days after that connection.
  5. The Chiquita Lock is gone. The city removed it in June 2025, so southwest Cape boats no longer lock through. Low fixed bridges still limit sailboats on some routes, so Gulf access and sailboat access are two different claims.
Selling

What should you do before selling a home in Cape Coral?

Before you sell in Cape Coral, get the city's number for your utilities assessment, since buyers want to know if it is paid off. Have the seawall permit history ready, because a repair with no permit looks like unpermitted work. If you switched to city sewer, show the septic abandonment permit.

Show the assessment status.

Buyers want to know whether the utilities assessment is paid off or still riding on the tax bill. Get the number from the city before you list.

Have the seawall permit history.

A repaired or replaced seawall should have a city permit on file. No permit reads as unpermitted work to an inspector.

Show the septic abandonment permit.

If you connected to city sewer, that permit proves the tank was collapsed correctly and on time.

Straight answers

Cape Coral real estate questions

Do all Cape Coral canals reach the Gulf?

No. The city has more than 400 miles of canals and a large share are freshwater with no Gulf route. Freshwater canal homes still have docks and views but no boat run to open water. Get the canal type confirmed in writing before you offer.

Who fixes the seawall?

You do. City code requires the seawall and puts the cost and upkeep on the property owner. Repairs need their own city permit with environmental and zoning review on top of structural review. Always inspect the seawall before you close.

What is the utilities assessment?

It is the charge for extending city water, sewer and irrigation into areas that were on well and septic. It can be paid up front or carried on the tax bill. Ask whether the parcel's assessment is paid in full before you buy.

How long do I have to hook up to city sewer?

You have to connect within 180 days of the Notice of Availability letter and abandon the septic tank within 90 days after connecting. Both deadlines are in the city code, and missing them puts you in code enforcement.

Can I get my boat to the Gulf from here?

It depends on the canal and the bridges. The Chiquita Lock came out in June 2025, so southwest Cape boats no longer lock through, but low fixed bridges still stop taller boats on some routes. Ask about the specific route from that dock.
